10 Things to do to SELL your home


Before you can buy a new home, you may need to sell your current home.  A Dunes Marketing Group Agent can help you do just that! But what else can you do to get your home ready to sell?

1. De-Clutter: This one is simple. De-clutter everywhere; inside and outside. If it’s taking up space, it is a potential candidate to be thrown out. The sellers need to make that all important mental conversion from “home to live in” to “house for sale.” Personal things are a big distraction as you want the buyers to be able to visualize their own belongings in the house.

2. Repair: Buyers want everything working so don’t disappoint them – dripping faucets, broken windows, leaking roofs, damaged walls and doors, etc. beg the question in the buyer’s mind…What else is broken or doesn’t work?

3. Lots of Light: The last thing home buyers want to see is a dark home with all of the doors and windows covered. Let the light in and open some windows to let in some fresh air. Room deodorizers leave the impression of covering something up, as does a window that has the blinds drawn.

4. Clean Windows: Buyers want to know and see the view they will have from every room – don’t make them look through dirty windows. If they do, the impression of having a great view is literally going “out the window.” 

5. Kitchen and Bathrooms: Two of the most important rooms in the house. They must be spotless and first class. Just cleaning up isn’t going to be good enough – you need to “deep clean” all counters, floors, cabinets and all the fixtures in the bathrooms. In the bathrooms consider new fixtures or countertops and perhaps redoing the shower and tub enclosures. If new fixtures are not in the budget you may want to consider having them refinished. Think about having all the tile steam cleaned and make sure all grout is free from grease and dirt. 

6. Odors: Absolute deal killers are cigarette or pet odors. If this is a problem, have the drapes, carpets and furniture professionally cleaned and please…”no smoking” in the house. Also, cooking odors are not a good thing. The best bet is to always plan for fresh air. Often a little lemon oil mixed with water in a spray bottle used lightly will add just a bit of freshness without overpowering the house. 

7. Paint: A fresh coat of paint on the outside or inside is an excellent way of freshening up your home. Be sure to use neutral colors and avoid accent painting. Don’t try and guess what a potential buyer will like. In most cases you should use a professional painter because it’s always a bigger job than most people think. 

8. Yard Work: Deal with overgrown bushes, shrubs and trees. Everything in the yard needs to be trimmed, watered, manicured and “living.” Remove everything lying around the yard including sports equipment, boats, trailers, toys, etc. You may also add some color by placing some annuals in planters in the back as well as in the front. Curb appeal makes that all important “first impression.” 

9. Furniture: The bottom line… less is best. If it’s old, worn or dated, you should put it in storage. Remember that you are setting a stage and the actor needs to be the house – not the furniture. 

10. Hardwood Floors: Hardwood floors can be a huge plus for buyers unless they look like a 20 year old basketball court. It may be a great investment to have them all refinished – but keep in mind that it’s not a simple weekend project.

Sea Pines Beach Club Revitalization


Sea Pines Resort is currently in the process of a revitalization of their Beach Club replacing the original structure built some 40 years ago. The Sea Pines ARB as well as the Town of Hilton Head Island have approved the plans for this two-story, 25,000 square foot facility and work began recently with plans to complete the construction slated for Summer 2014.

Sea Pines President, Steve Birdwell commented, “Right now we have a really dated and tired facility that is in need of replacement. We’re very much a family beach resort, and we think this new beach club is really planned for the long-term future for the resort. I think creating a great beachfront and beach experience … is important as we think about the next 10, 20 and even 30 years.”
The look of the new Sea Pines Beach Club will have a coastal Lowcountry feel with traditional elements including cedar siding in driftwood tones with cream trim, louvers and shutters, and Savannah grey brick. The new facility will include an indoor restaurant and bar, concessions, open-air beach bar, a second floor space for private receptions, conferences and parties, retail and office spaces, as well as expanded restrooms, showers and changing rooms.
“The project team has done an exceptional job of embracing the Lowcountry elements and highlighting the one-of-a-kind view of the ocean among the plans,” said Cliff McMackin, Director of Resort Development. “The casual destination will definitely resonate with guests and property owners, and reflects our long-standing commitment to providing a family-friendly atmosphere.”

It seems the only thing the new Beach Club may be lacking is parking. The new parking lot will contain about 158 spaces, 20 less than before. Many residents felt that the previous parking was inadequate and are not happy about the current plans.

One thing is for sure, change is the only constant and hopefully the new Sea Pines Beach Club will be a wonderful addition to the community for owners and visitors alike.

Hilton Head Tennis


When my family moved to the Lowcountry we brought with us our love of tennis. Tennis is a popular sport in the Bluffton and Hilton Head Island area that is available year-round and to all ages. The weather is perfect and the courts are in fantastic condition both in public locations and in private clubs.

Children have a great opportunity to play tennis here! One example is the World Class QuickStart Tennis program that is open to children age 4 through age 12 and is taught in several locations in the area. QuickStart tennis is great fun and teaches strong tennis fundamentals to the children so that they can be successful now and in the future. This customized tennis approach adapts to the child’s ability level by using tennis balls of different sizes and compression, a variety of racquet sizes, different net heights and different size courts. The size-appropriate equipment and courts allow the smallest kids to very advanced youth an opportunity to be confident and grow in the sport.

In most QuickStart tennis lessons, the children not only play tennis but also exercise, practice coordination skills, and play fun social games. Children in the tennis program can participate in local, state, and national tournaments. Hilton Head Island Shopping – Sea Pines Center


It’s another beautiful day on Hilton Head Island; just right to take the little convertible for a second trip into Sea Pines Plantation. Remember you will need to pay a .00 entrance fee but it will be worth your while. On this trip we’ll visit the Shops at Sea Pines Center. I’d like to show you a few shops that I think are special. Are you ready to go?

The Shops at Sea Pines Center are located at 71 Lighthouse Road. It’s a lovely little shopping center that has been revitalized with an infusion of some new shops to complement some Island favorites.

Truffle’s Café: Is a very popular restaurant with great food. Only the freshest local produce is used. Lunch and dinner are served in a contemporary atmosphere. There is an extensive menu to choose from; “Love the Blt Bibb salad.”

The Back Door: A ladies dress shop that carries almost one of a kind items. Everything is truly lovely. If you need something to wear to a special event I highly recommend it. I was able to find the dress, sandals and shawl that I wore to our daughter’s beach wedding.

Lowcountry Produce Market & Café is the newest addition to the Shops at Sea Pines Center. It is a wonderful place to stop in for lunch, dinner or purchase freshly made “Regional Southern Delicacies from the coast of South Carolina and Georgia.” Their farm is located in Lobeco, South Carolina. Love the Chalk Board on the wall that shows when vegetables are in season.

Homemade family recipes are seasonally featured. You can find all kinds of special preserves, jams, spices, soups, deserts and more. Did you know that one of their specialties is Tomato Pie? They make several versions. We have had the basic Tomato Pie. It is very rich and tasty. You can serve this local specialty to company when they come to visit.

In the center of the Shops at Sea Pines Center there is a lovely courtyard with several tables, umbrella and chairs to sit and have a leisurely chat with some friends. I do believe that they sometimes have entertainment in the evening in this casual setting: music or a movie. Just being neighborly.

There are additional Shops, Spa, Fitness Center and bike rental shop. Even more reason to stop by the Shops at Sea Pines Center.

Hilton Head – Forest Beach Real Estate Update


Across the board, our local Hilton Head & Bluffton market has shown signs of healthy recovery over the past year with many indicators pointing toward a stable real estate market.

Typically, when property supply reduces, other factors are affected such as increased sales, higher median sales prices, fewer Days on Market, and higher Sale Price/List Price ratio.

 Data for properties within the ,000 or less category shows a slimming market. Two years ago, this price category was very hot and produced increased sales which we clearly experienced in the Forest Beach community of Hilton Head Island. For the entire Hilton Head/Bluffton area, inventory for properties in the and below category is down 41.9% in July 2013 compared to July 2012 with a decrease of 24.5% for the – range.

The real estate market in the Forest Beach community has always been very popular with investors, primary residents, and 2nd homeowners due to its small town ambiance and casual beach activities.

Forest Beach is the home of Coligny Plaza which is the oldest and very first retail shopping area on Hilton Head Island. Still very popular with residents and visitors, Coligny Plaza offers beach shops, restaurants, bike rentals, ice cream, and summer nightly activities.

For Forest Beach condos, at the end of July 2013, year-to-date, new listings are down 11.7%, closed sales are down 12.8%, median sales price is up 6.5%, Sales Price/List Price ratio is up 2.2%, and Days On Market is basically flat with a slight increase of 1.6%.

Inventory of condos for sale in Forest Beach is down 13% from the same point in 2012.

Year-to-date end of July 2013 compared to the previous year, Forest Beach single family homes show a slightly different picture with new listings down 7%, closed sales equal to 2012 numbers, median sales price is down 37%, Sales Price/List Price ratio is up 4.2%, and Days on Market down by 24.8%.

Inventory of single family homes for sale in Forest Beach is down 32.7% from the same point in 2012.

We are sensing “firmness” with sale prices in Forest Beach as long as the list price is appropriate. With fewer properties for sale and most statistics pointing toward a recovery, Hilton Head Island and Forest Beach properties are once again very popular with purchasers.

Most of the time walking on the beach is like a box of chocolates….. you never know what you’re going to get.

 I had no clue what was going on, but my instincts let me know he wanted me to pay attention. He landed and asked if I could help him take down his kite…… I told him I had never done that before. He said he would show me how. I told him I would help him if he would let me take a video of him kite surfing for blog material for our website. Greg agreed and after showing me what to do when he returned and wanted to land…… he took off up into the waves and wind.

I went to the beach for a quiet walk to clear my head and enjoy what I enjoy the most … walking in the sand and surf and breathing the salt air. I happened to look up and there is the guy kite surfing over my head and he is making motions to me.

In addition to a new found friend on the beach……. This is what I captured……I just wish I was as good at making videos as I was as a kite landing partner. But, hope you enjoy.

As we move into the last quarter of the year I was wondering what has spawned the turn in the market. Sales are up and activity is strong. Is it price? Prices are still great and trending up, which is a great sign for buyers and sellers. Was it that people did not want to miss an opportunity? Opportunity abounds in our market from homes with great views to remodeling projects and everything in between.

Was it the dwindling inventory? Inventory continues to drop giving people a sense of urgency to purchase to get the best property at the best possible price. Maybe it was the pre-retirees and retirees making the move as the baby boomers start to come of age. I looked at all of these things and while it is true that home values have never been better and opportunity is knocking daily, it had to be something deeper. Then it came to me!

There has been a tremendous paradigm shift in the attitude of buyers and sellers. People are starting to say YOLO! I Know!! It was that simple, YOLO.. Their attitude has become You Only Live Once !!! They are starting to say I want to LIVE! I want to do!! I want to be a part of LIFE!! They are no longer investing in a stock or company they know little about but rather investing in their HAPPINESS!! This epiphany came to me while showing property one day. I started to notice just how beautiful Hilton Head truly is through the eyes of a client.

A client of mine from Oklahoma was so excited by his first trip here; he could not believe how wonderful the island was. He said “This is what life is all about.” He reminded me that I can go to see a great Broadway production at our Arts Center; I can play golf on dozens of courses, world class tennis, 135 Miles of Bike trails, go to 30 Parks, not to mention the white sandy beaches, moon rises, and great people!!!!! And the list went on and on. He had YOLO!! He wanted to live! YOLO…. I thought it was something deeper and it turned out to be something very simple. Do you believe in YOLO? Make the most out of your life and spread the word……. YOLO!!!!!!

Hilton Head Island in November


We visited Hilton Head Island several times in November prior to moving here. It is a lovely time of the year. The average air temperature is 69 and the water temperature is 63; under beautiful sunny skies. Hilton Head Island is a small town with a tremendous sense of family. The streets do not roll up like some other resort communities. There are all kinds of activities, festivals, featured entertainment, restaurants and wonderful theater.

Talented entertainers are scheduled at the Jazz Corner. Enjoy its intimate club environment. Every Friday and Saturday.

“Forbidden Broadway” a musical scheduled at the Coastal Carolina Arts Center November 7th to the 9th. Attending a play in this cozy theater is a charming experience.

The International Riding Academy at Lawton Stables is hosting a Coastal Hunter horse show on the 9th.

There are charity events to attend like: Hilton Head Heroes 8th Annual Elegant Evening & Silent Auction on the 8th, or the Jazz Corner 9th Annual Golf Tournament to Benefit The Junior Jazz Foundation “Striving to Keep Music Alive in Our Schools.”

Special Free Thanksgiving Dinner at Hudson’s Seafood on the 28th. Donation proceeds go to Deep Well, a local charity.

November is also the start of the holiday season and on Hilton Head Island it is a very special experience. It is time for several generations to come home. Families come to see grandma and grandpa; college students come home to see family and friends. There is a ritual that they all must partake in – to say hello to the beach and the ocean. That is the very first thing that one does. We have seen 4 generations of families walk hand in hand down the beach to the ocean. It is not very long before all parties have huge grins on their faces. It is a time to make family memories that will last a lifetime.

We are fortunate to have part of our family living in nearby Bluffton. Thanksgiving is the time that the balance of our family comes to visit grandma and grandpa. The kids of all ages will be bike riding all over the island, including on the beach. There will be bocce ball games played on the beach. Books will be read in the wonderful sunshine. The 3rd annual HGW Turkey Trot family Golf Tournament will be held. There will be visits to the petting zoo at Lawton Stables, shopping on island and off, a trip to the top of the Harbour Town Lighthouse while enjoying the seasonal display of lights and listening to Greg Russell’s Concert, visiting Santa at the South Beach Marina, and dinner out in Shelter Cove. We’ll see holiday lights pop up all over the island.

Don’t be a stranger to Hilton Head Island in November. Come and enjoy the wonderful weather, golf, tennis, food, entertainment, shopping, and pristine beaches. Bring your family and friends with you and start making your own memories; it’s easy when you’re in paradise.

Feeling a little cramped in that hotel room?  While the daily turn-downs are nice, maybe you need the comfort only a villa or home can bring.  Many vacationers are turning to property management companies to find the perfect vacation retreat.  Island rental companies will have a variety of properties for you to peruse on their websites indicating availability, how many people each will sleep, what interior and exterior amenities are available, distance from the beach or other attractions, minimum length of stay, whether it is pet friendly or not, and of course…price. 

Ever thought of having a wedding on the beach?  Property management companies can help you find the perfect venue for the wedding as well as accommodations for your guests. Although most companies offer online booking, property managers are just a phone call away.  They are there to assist you in choosing between properties, providing directions, securing travel insurance and offering advice on activities and local favorites.  Once you arrive they often have a welcome packet filled with maps, restaurant guides and discount coupons.  If you are inconvenienced by anything during your stay, they are here to make it right day or night.

If you are thinking of purchasing a second home or villa and are interested in renting it out to offset everything from taxes to mortgage payments, then choosing a qualified property management company is key. Full service property managers can offer piece of mind that your property is being well cared for during your absence. This includes marketing your property for maximum rentals, answering questions and securing payments, greeting guests, coordinating cleanings and repairs, inspecting the property for damages or missing items, resolving complaints, providing monthly statements, and offering advice on how a renovation or cosmetic update could increase your rental income. 

 Property management companies on the Island usually charge anywhere from 18% to 30% of the gross rental income plus repair charges and possibly cleaning fees.  In choosing between companies you may first want to visit their website.  With so many people using the internet to search for rental properties, if you are not impressed, chances are people looking to book your property won’t be either.  Next, you will want to contact a number of companies to compare rental projections, fees and marketing programs.  Once you decide on a company, use their experience dealing with customer requests and preferences to help get your property ‘rental ready’.

 If you have some time on your hands you could manage the property yourself on popular websites like VRBO.com where basic listings start around /year.  You would be responsible for answering inquiries, booking guests, providing check-in procedures, getting the property cleaned on a regular basis and taking care of any problems that may arise like a water leak or A/C issues.

 A third option has been developed recently.  Companies like Evolve Vacation Rental Network charge about 10-15% of the gross rentals to take photos, write the text for your property, advise you on setting prices, post your listing on VRBO.com, HomeAway.com and TripAdvisor.com.  They also answer inquiries and take care of bookings.  You would still need a local cleaning company, a keyless entry system and a local handyman, but this is a good alternative for those that don’t want a full service management company but don’t want to take on all the responsibility either.
