To Buyers and Sellers on Hilton Head Island,
Just a brief experience and kudos to my Listing Agent, Trish Weaver, with Dunes Real Estate.
If you are like me, it always seems I’m swimming upstream with the timing of buying stock and buying or selling real estate. Hence, just before Labor Day we decided to list our condo in the Anchorage community on HHI. Of course, this would be heading into the slowest time of year for sales, after all the folks have left the island. So, I decided to listen closely to the advice Trish gave me along the way. The first had to do with some cosmetic but moderately expensive modifications. Remove the acoustical (pop-corn) ceiling or at least repair and re-paint, along with fresh paint throughout. There were also some odds and ends of things she suggested as optional, but I went ahead and completed as a believer that preparation would be met with much greater success. Having just sold another house a year prior in Atlanta I learned that some cosmetic or repair items that are ignored come back to you on the inspection report as potential deal breakers and you end up paying for anyway. If done in advance they instead enhance your offering in either reduced time to sell or a greater sales price.
These are all things that a seasoned professional like Trish Weaver provided help on. Long story short, we listed the property the Friday before Labor Day. Trish had walk throughs with realtors shortly after and provided comments and opinions from them as well as her own take of “market acceptance and positioning” of the listing. Again, we listened and acted upon some of the items and adjusted our initial list price slightly. Within 60 days we had a firm offer at 98.4% of asking price, and one of the higher priced units sold in the last several years.
Unfortunately in selling real estate the process doesn’t stop at that point. There were negotiations, inspections, additional items for repair we hadn’t considered, the moving of furnishings (as it was purchased on unfurnished basis) etc. We live in Atlanta, not nearby obviously, but Trish assisted in every step of the way with names of possible service providers, attorneys for closing and on the day before occupancy even showed up with a pickup truck to load a couch and some odds and ends of remaining items.

- Listen to your realtor, they are providing you with “tough-love” at times but it will pay off.
